Compensation for missed appointments

If you have a confirmed appointment for a repair and it is broken through no fault of your own we will pay you £10 compensation. You will need to contact your local housing office to make a claim. This will apply to all repair contracts from April 2001 where compensation will be paid if the appointment is broken or the repair is completed late. Compensation will currently be paid under certain gas maintenance contracts if a confirmed appointment has been missed. Contact your local neighbourhood office for more information.

Unusable rooms

If you have a room which you can't use because it is in such a bad condition, contact your housing officer. The housing officer will decide whether you can get compensation. We only take into account bedrooms, living rooms, kitchens, hallways, and bathrooms - not toilets.

Lift breakdowns

If your lift breaks down and is out of action for 72 hours or more at a time we will compensate you. If it keeps breaking down for less than 72 hours, we may agree to add up the hours when the lift is not working after speaking to tenants.

Loss of hot water or heating

We normally only pay compensation to you if your heating and hot water charges are included in your rent. The heating or hot water systems must be out of action for 72 hours or more. If they keep breaking down for less than 72 hours, we may agree to add up the hours when the system(s) are out of action after speaking to tenants. You may also claim under the Right to Repair Regulations for heating which is out of order for more than 72 hours.

Loss of other services

In special cases, housing managers can agree to pay compensation if you lose another service. Contact your housing office if you think this applies to you.

Claiming compensation

You, or your tenants' association can claim, at your housing office. The compensation you get will depend on how much you pay for the service you have lost. We take compensation off the rent you have to pay us. We only make direct payments when you don't owe any rent and the compensation is equal to four weeks' rent or more.
