Norwood signThe Norwood area office is responsible for the management of 3524 properties occupied by council tenants. This office covers the wards of Gipsy Hill, Knight’s Hill and Thurlow Park.


Local Housing Offices

Housing offices are located in both West and Upper Norwood and are well sign posted:

West Norwood Area Office
Cranfield Close, London, SE27 9JT
Open: Monday to Friday 9am – 5pm

Location: The office is located just off Norwood High Street on the left after Hutch’s café and before the railway bridge for West Norwood station when heading in the direction for Crystal Palace. The office is on the route for buses 2, 68, 196, 315, 432 and 468.

Estate Services

Your estate will have a Local Service Team Manager (LSTM) who is responsible for the maintenance, cleaning and gardening of your estate. Should you experience problems with the communal areas of your estate contact the LSC or area housing office who will refer any problems to your LSTM. LSTMs also carry out regular walkabouts with caretakers to ensure continuous monitoring of your estate environment.

Making an appointment

Issues relating to rent or your tenancy can be resolved by contacting your rent and tenancy officer via the LSC or local area office. This could either be to organise an appointment at the local office or request a call back by the officer. We try to make appointments at a time that is convenient for you.

Nuisance and Anti Social Behaviour

The first point of contact for any nuisance and anti social behaviour is your tenancy officer who will investigate any problems you may be experiencing in your area.

Get involved in improving your housing service

Joanne Hall is your Resident Participation Officer for Norwood and can direct you to your local Tenants and Residents Association (TRA). She can be contacted via the LSC or your local area housing office.

Void Properties

Empty properties are a frequent occurrence within all neighborhoods in Norwood. The Council aims to have all properties refurbished and re-let within 30 days. To help with this we request that residents let us know about any properties which appear vacant or have been inhabited by squatters.

Transfer Incentive Scheme

If you are living in a property which is larger than you currently need, you can earn money by moving into a smaller property.

Estate Parking Permits

Parking permit application forms can be obtained and submitted via your local area office. Obtaining a permit is dependent upon you not being in rent arrears.

Making a complaint
