Myatts Field North estate redevelopment
The Myatts Field North Estate was constructed in 1974 by the council. It comprises 477 properties in total, ranging from 1 bed to 5 bed units. These include disabled access bungalows and two sheltered housing schemes.
There is also a community centre called Bramah Green Community Centre, which is situated between two of the spine blocks and is currently used for an after school club, a play scheme and as a venue for residents’ and public meetings.
Myatts Field North Private Finance Initiative (PFI)
In redeveloping the estate the council considered several schemes in 2002-2003 but these were either unacceptable to residents or financially unviable. Around the same time the rules regarding the PFI were changed to allow council to get subsidy in the form of PFI credits to build new homes as well refurbish existing properties.
Lambeth Council was then able to bid for the redevelopment of Myatts Field North Estate that involved the demolition of properties in worst condition to be replaced with new build and at the same time reconfigure the estate to provide open usable space for the wider community.
The council was given the go ahead to develop a scheme that would then be funded through the PFI. This was done with the involvement of residents through a series of public and block meetings and focus groups. The result of the consultation was a Development Framework for the Estate and its surrounding area. This work was then used in the Development Planning Guidelines that set out the basic principles that would apply to any future scheme. Residents were consulted by the Planning Department and were able to express their view on a whole range of issues governing the development and in particular the height of the buildings and the layout of the open space.
The council was able to successfully secure over £100 million in PFI Credits for the redevelopment of the estate and has recently submitted an outline planning application that builds on the work done on the Development Planning Guidelines. The Lambeth Planning Department will be processing this application over the coming months and will be publishing notices in the Press and also contacting residents directly affected by the plans.
The council has also started work on selecting the contractor that would deliver this scheme. This process was started with the publishing of a notice in the Official Journal of European Union and the Council received five bids for its invitation to submit outline solutions. These are un-priced bids to see if the organisations bidding for the scheme understand the redevelopment scheme.
The Council has now shortlisted three bidders. Next we will be asking bidders to design their priced solutions for the estate and residents will be involved int his process through the Residents Forum and the Project Board for the scheme.

Resident Forum
The residents on the Forum were nominated at the block meetings that took place between November 2005 and March 2006. Residents on this Forum have been involved in choosing the shortlist of bidding organisations and in preparing the documentation that will be used by the council to seek priced bids.
