Planning - major projects

Our major projects team negotiates and reports on major planning applications in the borough.

Such projects generally have a regeneration element and often involve a significant process of negotiation to resolve issues of concern raised by the community and/or officers.

Many major applications are on sites in the north of the borough, such as the Shell Centre development and the Westminster Bridge Road development, or the Vauxhall Tower application in Vauxhall, all of which have been or are being dealt with by the major projects team. Officers from this team have also led on the Streatham Hub project, which involves the redevelopment of several sites in Streatham for a Tesco foodstore, a new leisure complex and 250 residential units.

The nature of major applications means that officers often employ external consultants for specialist advice. They also often attract significant contributions via Section 106 of the Planning Act for environmental improvements, employment training, affordable housing, public transport improvements and the like. Officers take advice from solicitors and internal specialists on planning gain to ensure the potential impacts of major applications for development are addressed.

The team is currently working on number of large-scale projects including two applications for tall buildings in Vauxhall, the Streatham Hub project, ongoing work at the Westminster Bridge Road sites, the (temporary) Electric Storm scheme for the South Bank, as well as preparing for a public inquiry. In addition officers are involved in pre-application discussions for potential future applications.
