The proposal involves the redevelopment of a total 1.85 hectares of land located centrally within Vauxhall which will deliver (upon completion) 578 new dwelling of which 124 will be provided as affordable accommodation; 33,062 sqm of office space (Class B1); 3,547 sqm of retail (Classes A1-A5); 3,136 sqm of Class D1 which includes a 4 screen cinema and separate gym/swimming pool; 6,900 sqm 4-Star hotel; 359 student accommodation; replacement hostel accommodation; community use and large public square.

The proposed scheme has also secured financial contributions of approximately £8.29 million towards spending on local infrastructure. In addition, S106 planning obligations have secured financial contributions towards future public realm enhancements in Miles Street and Bondway; improvements to Vauxhall Park and supporting employment opportunities and development of skills in Lambeth.
