The Clapham Old Town Regeneration Project (COTRP) is a £2.8 million public realm project covering the Clapham Old Town/Pavement/Clapham Common tube station.


Following some initial conceptual design work in 2002, COTRP was revived in 2009 due to the availability of Section 106 funding and this led to the appointment of design consultants, Urban Initiatives in May 2009 to take the project forward. Initially called Clapham gateway, COTRP has been led by a steering group comprising the Council, local residents and key stakeholders including TfL. The steering group developed the following scheme objectives for the project:

  • to raise the quality of experience for local people and visitors using the area and ensure a high level of accessibility for the greatest number of people
  • challenge the current use of space
  • develop proposals to maximise environmental and road safety benefits whilst integrating these into a high quality urban space for pedestrians and cyclists
  • to emphasise and enhance the unique relationship between the terrain of the Gateway area, Clapham Common and the surrounding townscape/built environment • to reduce the dominance of traffic and improve pedestrian and cycle access throughout the study area, whilst ensuring accessibility for businesses including servicing needs

The scheme is due to be completed in the spring of 2014.

Project status

The pavement and road realignment works in Old Town and The Polygon are gathering pace and the conversion of the one-way system has been replaced with two-way working along Old Town west into The Pavement and is operating well.

Subject to fair weather the new pavement works in the above sections of Old Town will be completed before Christmas and as a way to say thank you for your patience during the construction works, we will be funding this year’s Christmas tree in the new piazza area in Old Town.

In order to avoid working along retail areas during the busy Christmas period, we have asked our contractors to work in areas where businesses will be least affected.

We will start on the pavement and road realignment works along the section of The Pavement leading to Clapham Common tube station in the New Year. Once this area is finished, we will resurface all the roads in the area. We will also be planting approximately 70 new trees in the COTRP area.

The construction of this scheme has been challenging and we will continue to work with our contractors to ensure disruption is kept to a minimum. However, we appreciate your continued patience and hope you agree that when the scheme is completed, it will benefit the Old Town area and its residents and businesses for many years to come. Weather conditions allowing, the entire scheme will be completed by March 2014.
