These questions relate to new homes built by the council.

1) In the 2022/23 financial year (1 April 2022 to 31 March 2023) how many new homes of any tenure did the council complete?

Our response

In the 2022/23 financial year (1 April 2022 to 31 March 2023) how many new homes of any tenure did the council complete?

The council did not directly deliver any homes during this period as all homes were being delivered through the council’s housing company. However, we want to highlight that through partnership and the planning process, the Council has, and continues to, deliver significant numbers of homes. Please see the latest Lambeth pipeline reports for further detail, they can be found using this link to the planning policy monitoring webpage. Please note that the 2022/23 pipeline report will not be produced until autumn 2023.

If the council has a council-owned housing company, in the 2022/23 financial year (1 April 2022 to 31 March 2023) how many new homes of any tenure did the company complete?

The council owns the housing delivery company called Homes for Lambeth (HFL). HFL delivered 30 homes on behalf of the council as part of South Lambeth Phase 1 project during 2022/23. Note that in July 2022 the council commissioned Lord Bob Kerslake to conduct an independent review of the delivery of affordable housing in the borough. Recommendations included the consolidation of HFL into the Council, this process is now underway.

How many homes does the council expect to build in the next five years (ie, from April 2023-March 2028)

The Kerslake review was an independent review of the delivery of affordable housing in the borough and the agreed actions included the production of a wider housing strategy. The refreshed Housing Strategy will be out for consultation  later this year and will set out the council’s aspiration and policies. A Housing Delivery Programme will be produced setting out the number of homes that the council expects to build.

HFL is constructing homes on 4 sites and we therefore expect HFL to deliver a further 103 homes.
