Dealing with damp and mould

Awaab’s Law requires social landlords to address all emergency hazards and all damp and mould hazards that present a significant risk of harm to tenants to fixed timeframes:

Reporting a damp or mould issue

If you are a Lambeth Council tenant and have damp or mould in your home, report it as soon as possible so we can act quickly to fix it.

What happens when you call

When you phone the contact centre, the agent will explain our process and ask you a series of questions. We'll ask about the severity of the damp and mould and your household's circumstances (e.g., if you are elderly, disabled, or have young children).

This information helps us understand the health risks and decide how quickly your appointment needs to be prioritised.

The agent will then book an appointment with you for a:

  1. Mould Treatment: To quickly clean and treat the affected areas to deal with the immediate health risk the mould presents.
  2. Inspection: To thoroughly investigate the cause of the damp so we can identify preventative work to help stop it from returning.

Prioritising serious hazards

If the issue represents a significant or emergency hazard, we have fixed deadlines to respond, as required by Awaab's Law.
